Photos that help the analysis

After payment the intake asks for inside and outside photos. Wide room shots are not enough. Take a dedicated picture of each of these that exist: driveway, parking pad, sidewalk, patio, deck, porch or awning, fence, retaining wall, pool and pool deck, shed, appliances, cabinets and counters, finish flooring, ceiling fans, and window treatments. One item per frame when you can. Four elevations of the house plus a street view with the address.

  5. Your CPA reviews the analysis and books depreciation. We do not file the return.

Forward the packet before you pay. If after delivery your CPA will not use the file on the return, we refund the fee — have them say so in writing. That is not a refund because the depreciation number was lower than you hoped, and not audit defense.

How fast is the report?

Will my CPA use this?

Your CPA decides. Forward the CPA packet before you pay. If we deliver the report and they will not use the file, we refund the fee when they say so in writing. Unsuitable properties (not an analyzable SFR) are refunded before the clock starts. That refund is not a savings guarantee and not audit defense.

Do you guarantee tax savings or stamp the study?

No. We do not guarantee savings, hold a cost-seg engineering certification, issue a PE stamp, file the return, or provide audit defense. Issued-file numbers on this site are first-year depreciation, not a tax-savings promise. Your CPA owns tax treatment.

Does this work for an Airbnb or a house already in service?

Yes if it is a single-family rental. Qualifying 5-year and 15-year property acquired after January 19, 2025 may be eligible for 100% bonus depreciation — your CPA decides. If the house was already in service, your CPA decides whether Form 3115 applies. We flag the dates. We do not file Form 3115.

What photos do you need?

Dedicated shots, not one picture of the front. Outside: driveway, walks, patio or deck, porch or awning, fence, pool, retaining walls. Inside: every room, then close-ups of cabinets, counters, flooring, fixtures, appliances, and any sunroom or finished basement. Skip what is not there. After payment the intake page has the full list.

Why $495 instead of an engineering study?

One typical SFR, remote, standardized. No travel, no sales call, no site inspection. Engineering firms often add those and charge more. Skip this product if there is little income to absorb the deduction, land is most of the price, the house has almost no short-life pieces, or your CPA will not use a remote file.
