## Scope
- SFR only. Duplex and multi-family are off menu.
- Standard pricing: typical SFR up to about 4,000 finished sq ft or $500,000 cost basis. Larger / luxury / guest house = custom quote.
- Method: cost basis, public record, owner photographs. No on-site visit.
- Land default is 20% unless the file has a better assessor or appraisal split. CPA reviews the allocation.
- Qualifying 5-year and 15-year property acquired after January 19, 2025 may be eligible for 100% bonus depreciation. CPA decides.

## What it is not
No PE stamp. No tax filing. No CPA opinion. No audit defense. No savings guarantee.

## Refunds
- Not an SFR we can analyze, or no meaningful short-life components: refund before the clock starts.
- Delivered file that the client's CPA will not use: refund the fee.
- Not a refund because depreciation came in lower than hoped.

## Do not tell users
