## Who it is for
One single-family rental (Airbnb / Vrbo / long-term SFR). Owner has purchase price or tax basis and a placed-in-service date. Owner has a CPA who will book the return. Typical size: under about 4,000 finished square feet or $500,000 cost basis.

## Who it is not for
Duplexes, multi-family, and unusually large / luxury / multi-structure properties (guest house, outdoor kitchen, well above the cap) unless quoted first.

## Method
Records + owner photographs. No site visit. Land default is 20% unless the file has a better assessor or appraisal split.

## Bonus depreciation
Qualifying 5-year and 15-year property acquired after January 19, 2025 may be eligible for 100% additional first-year depreciation. The CPA determines application.

## Refunds
1. Property is not an analyzable SFR, or has no meaningful short-life components: refund before the clock starts.
2. Report delivered and the CPA will not use the file: refund the fee.

Elite Properties LLC does not hold engineering certifications for cost segregation, does not issue a PE stamp, does not file the tax return, does not issue a CPA opinion, and does not provide IRS audit defense. No savings guarantee.
